BP Business Solutions India Private Limited has leased more than 10.4 lakh sq ft of office space in Pune’s Kharadi area for a total rental value of around ₹1258 crore over 10 years, according to property documents accessed through Propstack.
The office space is located at Gera Commerzone R2, Building 4, and has been leased from KRC Infrastructure and Projects Private Limited. The lease started in the first week of April 2025.
Documents showed that the company agreed to pay a monthly rent of about ₹8.53 crore at a rate of ₹82 per sq ft. The agreement also includes a 4.5 percent annual increase in rent. BP Business Solutions paid a security deposit of ₹51.20 crore for the property.
The transaction covers a chargeable area of 10,40,542 sq ft and a carpet area of 7,49,190 sq ft. The office setup includes six podium levels and 12 office floors, reflecting a large campus-style office requirement.
Kharadi has become one of Pune’s major commercial office hubs due to rising demand from global capability centres, IT companies and multinational firms.
The latest transaction adds to a series of major office leasing deals in Pune over recent months. In April, WeWork leased around 2 lakh sq ft office space in Wakad. In March, Welspun Enterprises leased 4.5 lakh sq ft space in Hinjewadi. Other companies, including Maersk Global Service Centres, Nice Interactive Solutions India and ICE MT India, also signed major office lease agreements in different parts of Pune.
